Advantages of Demolishing a National Register Listed Building

  • If the building poses a threat to public safety due to structural issues, asbestos, or other hazards, demolition increases safety and property values in the area.

  • If the land could be used more beneficially for the community (e.g. park, community garden, new development), removing the building allows that.

  • Obtaining approval for demolition is easier if the building is unsafe or the land has a better proposed use.

    Disadvantages of Demolishing a National Register Listed Building

    • It permanently destroys a piece of history that was deemed significant enough for the National Register listing.

  • Demolition faces opposition from those wanting to preserve historic buildings, leading to a lengthy approval process.

  • Properties listed on the National Register should only be moved or demolished when there is no feasible alternative for preservation. Extensive documentation is required to justify demolition while remaining listed.
